- The main feature of the project is the special architectural concrete with imitation of stone. Special additives reduce the porosity of this concrete and make it an eternal material that can possibly last for more than 1000 years, much like the concrete used in the Roman Colosseum (construction date 80 AD) or Pantheon (construction date 126 AD). From this point of view this is the asset that wouldn't go down for several generation of several buyers of this property. This is the ideological core of the project on which all other decisions are strung.
- Corten (corrosion-resistant) steel with a special coating can last for 50-100 years. In this project, Corten steel was used instead of wooden planks, and in some sense, it imitates them. This choice was made because wooden planks typically last for 10-20 years, so in this long terms standing concept corten steel much better to this project.
- Stucco can last for 20-25 years before it needs to be completely replaced. It's a standard practice, as stucco is an affordable material, and what's more important, stucco works is also not expensive compared to other facade finishes.
- Windows with aluminum structures last for 40-50 years. Large jumbo format windows have recently appeared on the market, but manufacturers state on their website that these large windows can last for more than 50 years. After 40-50 years, the glass may become increasingly distorted in appearance, as it tends to sag over time. The aluminum window frame also cannot last more than 40-50 years. So, the window structure should be replaced, and the glass itself can be flipped upside-down.
- Absence of consoles. The choice of construction is crucial for longevity. Both enduring champions, the Pantheon and the Colosseum have load-bearing walls. All buildings or structures that are 400-600 years old also have load-bearing walls with minimal spans and no consoles. No building can stand for more than 100 years without major repairs if it has large consoles. In the project, all external walls are load-bearing. There are only two places where column spans are present, which are at the entrance and along the glass side on the first floor. Near the entrance, the span is only 4 meters. Where there is glazing, the spans are 5 meters, but the thickness and construction of the columns are such that they could support a 30-story building.
- Interior design is always a temporary thing. Depends on trends and can be updated every 5-10-15 years or with a new property owner. However, on the ground floor, materials such as concrete and corten steel extend from the facade to the interior in many places to reduce interior renovation areas
- But, of course, the most crucial requirement for project like this is a suitable location with good rock formations on which can be instaled a solid foundation, as strong and durable as under the Colosseum and the Pantheon
